This part of the market is still moving fast despite 7% mortgage rates
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That's the number everyone is talking about. Here's the one that matters more to you: the Real Estate Data Aggregator counted 1,142 pending sales across this market in the three months ending July 31, 2026. Deals are still getting done.
More homes are under contract right now than sold in the whole period. That tells you demand is still outrunning supply. Rates above 7% slow some people down. They haven't stopped the line.
Speed: most homes are gone in under two weeks
Across this market, the fastest ZIP codes are moving in under a week. The Real Estate Data Aggregator put the median days on market at 5 days in ZIP 17322 and 6 days in both 17347 and 17402. Even the slower spots, like ZIP 17366 at 27 days and ZIP 17401 at 19 days, are still closing. It's not a uniform picture, and I'll say more about that in a moment.
Sellers are getting over asking in most ZIP codes
The Real Estate Data Aggregator shows that homes in ZIP 17366 averaged 104.7% of list price. ZIP 17345 came in at 102.4% and ZIP 17402 at 102.3%. Even where the ratio dipped a little, like ZIP 17327 at 96.8% or ZIP 17401 at 96.5%, sellers were still closing. Those two are worth watching if you're pricing.
How quickly are contracts forming?
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. ZIP 17352 hit 100%. ZIP 17363 came in at 72.7% and ZIP 17347 at 69.6%. ZIP 17315 reached 69.3%. Even the lower end, ZIP 17366 at 44.4% and ZIP 17401 at 47.4%, still means nearly half of homes are gone inside two weeks. That's not a slow market.

Not every ZIP is reading the same
ZIP 17401, which covers part of downtown York, is the one spot where the numbers tilted the other way. The Real Estate Data Aggregator shows the median sale price there dipped 4.6% from a year before, days on market grew 13 days longer, and the sale-to-list ratio slipped 5.3 points to 96.5%. Homes still sold. But sellers there need a sharper price.
ZIP 17327, which covers the Shrewsbury area, also showed a median price drop of 15.4% year over year, and the sale-to-list ratio came in at 96.8%. On the flip side, homes sold 52.6% more often than the same period last year, and days on market actually got 2 days shorter. More volume, lower price. That's a mix worth understanding before you list.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That's a modest, steady gain. Realtor.com also noted that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. York County isn't immune to that pressure. But 530 homes for sale against 1,142 pending sales is a tight ratio. Supply is still the story here.
Here's the honest read: rates above 7% are real, and Realtor.com says so plainly. Some buyers are waiting. Some sellers are adjusting. But the Real Estate Data Aggregator counted more pending sales than closed sales in this market. The pipeline is full. That's not nothing.
- Mortgage rates above 7% are a headwind.
- They're not a wall.
- The Real Estate Data Aggregator counted 1,142 pending sales in the three months ending July 31, 2026, against 530 homes for sale.
- Supply is tight, contracts are forming fast, and most sellers are still closing above list.
- The ZIP you're in matters more than the rate headline.
One more thing worth saying: one street inside a ZIP code can read very differently from the whole. The numbers above cover entire ZIP codes. Your specific block, your price point, your condition, those details change the picture. That's where I come in.
