This part of 500k+ is still moving fast despite rates above 7%

Rates are up. That part is real. Realtor.com reported the 30-year fixed rate at 7.40% on October 8, 2026. CNBC put the average contract rate even higher, at 7.49%, the week of October 7, 2026. Your payment on the same home costs more than it did a year ago. No sugarcoating that.

But here is what the data also shows. In ZIP 17402, the Real Estate Data Aggregator counted just 0.8 months of supply for the three months ending August 31, 2026. That is one of the tightest readings across the whole market. Buyers are still showing up, and sellers in the right spot are still winning.

That 56.5% above-list figure in ZIP 17402 is the highest in this market for the period. More than half of homes sold for more than the seller asked. That does not happen when buyers are sitting on the sidelines.

The rate picture nationally

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that applications to refinance a home loan were 56% lower than the same week one year ago. Nationally, Realtor.com said price cuts hit 20.8% of listings in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026. The national picture is softer than what the Real Estate Data Aggregator is showing locally in ZIP 17402.

Not every ZIP reads the same way

That is the honest part. ZIP 17402 is moving fast. Other ZIPs in this same market are not. The Real Estate Data Aggregator counted 2.5 months of supply in ZIP 17401 for the same period, with a sale-to-list ratio of just 96.9%. ZIP 17366 showed 36 median days on market, the slowest in the group. Same rates. Very different results.

Where homes are going under contract fast

The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. In ZIP 17363, that figure was 80% for the three months ending August 31, 2026, up 30 points from the same period a year before. ZIP 17347 was at 70%. ZIP 17402 was at 63.3%. These are not slow markets.

The whole market in one number

Across all 17 ZIP codes together, the Real Estate Data Aggregator counted 1,128 homes sold and 1,112 pending sales for the three months ending August 31, 2026. That is close to one pending for every home that closed. Supply was 542 homes against 1,241 new listings. Buyers are absorbing what comes on.

What this means if you are buying

A 7.40% rate is not nothing. Your monthly payment is real. But in the tightest ZIPs, you are still competing. In ZIP 17402, the Real Estate Data Aggregator showed 138 homes sold and 150 pending for the same three months. More homes went under contract than closed. That means the pipeline is full. Go in prepared.

What this means if you are selling

Buyers are pickier about price now. Nationally, Realtor.com reported that 20.8% of listings saw a price cut in September 2026. That is the highest share since October 2022. Locally, ZIP 17402 averaged 102.7% of list. ZIP 17401 averaged 96.9%. The difference is preparation and pricing. Strong prep still earns strong results. Soft pricing still costs you.

In short
  1. Rates above 7% are real, and they matter.
  2. But the Real Estate Data Aggregator shows that parts of this market, especially ZIP 17402 and ZIP 17363, are still moving with very little supply and strong above-list results.
  3. The market is not one thing.
  4. It is ZIP by ZIP, and sometimes street by street.

One last honest note. The numbers above cover the three months ending August 31, 2026. A single street inside any of these ZIPs can read very differently from the ZIP total. That is where a closer look at your specific address matters most.
