Some York County areas are still moving very fast
Rates are high. CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is real, and it matters. But it has not slowed every part of York County the same way. The Real Estate Data Aggregator counted 1,128 homes sold across this market in the three months ending August 31, 2026. Timing and pricing still make a big difference depending on exactly where you are.
The one number that tells the story
Months of supply is the clearest signal. Under two months means sellers still have the upper hand. Several ZIP codes here are well under that line.
Speed: how fast are homes going under contract?
This is the number buyers feel most. The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. In some ZIP codes, that share is striking.
ZIP 17363 is the standout. The Real Estate Data Aggregator shows 80% of homes there went under contract within two weeks. That share jumped 30 points compared with the same period in 2025. Supply there sits at just 0.8 months. Homes were selling in a median of 8 days, 10 days faster than a year before.
ZIP 17402 tells a similar story. The Real Estate Data Aggregator counted 138 homes sold there in the three months ending August 31, 2026, up 25.5% from the same period in 2025. Supply was 0.8 months. More than half of homes, 56.5%, sold above list price. The average sale came in at 102.7% of list price. Homes went under contract in a median of 6 days.
ZIP 17347: fast, tight and prices up 22%
ZIP 17347 had only 6 homes for sale when the Real Estate Data Aggregator measured the three months ending August 31, 2026. That is down 53.8% from the same period in 2025. The median sale price rose 22% to $360,000. Homes sold in a median of 5 days. Nearly 7 in 10 homes, 70%, went under contract within two weeks.
ZIP 17315: days on market cut nearly in half
The Real Estate Data Aggregator shows ZIP 17315 went from a 14-day median to 7 days, a drop of 7 days compared with the same period in 2025. Nearly 47% of homes sold above list price, up 18.5 points from a year before. The sale-to-list ratio was 100.9%. That is a ZIP code that got noticeably more competitive in a year when rates climbed.
ZIP 17406: the biggest volume jump
The Real Estate Data Aggregator counted 108 homes sold in ZIP 17406 in the three months ending August 31, 2026. That is up 47.9% from the same period in 2025. Supply fell 1.8 months to 1.1 months. Half of all homes sold above list price. Homes went under contract in a median of 7 days, and 66.4% were under contract within two weeks.
Not every ZIP code moved this fast
A few areas tell a different story. ZIP 17366 had a median of 36 days on market, 27 days longer than a year before. ZIP 17401, which covers part of downtown York, had 2.5 months of supply, the highest in the group alongside ZIP 17302. The sale-to-list ratio in ZIP 17401 was 96.9%, meaning sellers there were typically accepting a little less than asking price. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and nationally 20.8% of listings saw price cuts in September, the highest share since October 2022. Some parts of this market are feeling that pressure more than others.
| 17363 (fast) | 17402 (fast) | 17366 (slower) | 17401 (slower) | |

| Median days on market | 8 | 6 | 36 | 14 |

What this means for you
If you are selling, where you are in York County matters as much as the rate environment right now. The Real Estate Data Aggregator counted 1,241 new listings and 1,112 pending sales across these ZIP codes in the three months ending August 31, 2026. Supply is still lean in most areas. But a ZIP code with 0.8 months of supply reads very differently from one with 2.5 months, even if they sit close to each other on a map.
- Rates above 7% are real.
- But the Real Estate Data Aggregator shows most of this market still has under two months of supply, and several ZIP codes are moving in under a week.
- One street can read very differently from the ZIP code average.
