Part of York got more competitive as prices jumped
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. That sounds steady. But if your home sits in ZIP 17368, that number does not tell your story.
The Real Estate Data Aggregator counted a 35.7% jump in median sale price in ZIP 17368 for the three months ending July 31, 2026. That is the biggest price gain of any ZIP in this market. The national 2.6% figure, reported by the Federal Housing Finance Agency, is not wrong. It just does not apply here.
More buyers showed up, too
Price alone does not tell the full story. The Real Estate Data Aggregator also counted 22 homes sold in ZIP 17368 in those same three months. That is up 22.2% from the same period in 2025. More sales and higher prices together point to real demand, not a fluke.
Homes still sold above asking
The Real Estate Data Aggregator put the average sale-to-list ratio in ZIP 17368 at 100.3% for the three months ending July 31, 2026. Sellers were getting above their asking price on average. About 4 in 10 homes, 40.9% to be exact, sold above list price. That share dipped 9.1 points from a year before, so not every home sailed over asking. But the median price still rose sharply.
New listings fell while demand held
The Real Estate Data Aggregator counted 31 new listings in ZIP 17368 for the three months ending July 31, 2026. That is down 16.2% from a year before. Fewer homes came to market while buyers kept showing up. That combination tends to push prices up, and here it did.
Nationally, Realtor.com reported mortgage rates topped 7% as of September 30, 2026, and CNBC reported the average 30-year fixed rate at 7.30%. Higher rates slow buyers down in many places. In ZIP 17368, the data does not show that slowdown yet.
The rest of York looked different
Not every part of York ran this hot. The Real Estate Data Aggregator counted 1,206 total homes sold across all York ZIPs in the three months ending July 31, 2026, with 574 homes for sale and 1,401 new listings. That is a broad, active market. But the numbers vary ZIP by ZIP.
Some ZIPs saw prices dip. ZIP 17327 was down 15.4%. ZIP 17406 was down 7.3%. ZIP 17401 was down 4.6%. The market is not one thing. It is a collection of neighborhoods that each have their own story.
What this means for you
If your home is in ZIP 17368, the local demand picture looks much stronger than the national one. The Federal Housing Finance Agency's 2.6% national figure is a useful reference. It is just not your number. Your number is 35.7%.
If your home is in a different part of York, the story may be quieter, or stronger, depending on where you are. One street can read very differently from the ZIP code average. These numbers are a starting point, not the final word on your home.
