York County Feels Slow to Sell. The Air Conditioning Tells a Different Story.
Over the twelve weeks ending August 30, 2026, the territory's median home found a buyer in 53 days, but homes with air conditioning moved noticeably faster than homes without it.
There is a feeling going around York County right now that everything is taking forever to sell.
Here's what the data actually says. Across the territory, the median days on market over the twelve weeks ending August 30, 2026 was 53 days. That is not a market stuck in mud. That is a market with a rhythm, and the rhythm depends more on the house than most sellers realize.
The data behind this
1045 sales · 17302, 17315, 17322, 17327, 17345, 17347, 17352, 17356, 17360, 17363, 17366, 17401, 17402, 17403, 17404, 17406, 17408

Look at air conditioning. Homes with air conditioning sold in a median of 51 days. Homes without it took 58 days. That is a real gap, drawn from 644 sales with air conditioning against 401 without, and it holds up statistically. It is not noise.
The same split shows up in price, not just speed. Homes with air conditioning sold for a median of $330,000. Homes without air conditioning sold for a median of $250,000. That is one of the widest feature-based price gaps in the entire dataset this period.
The same pattern repeats down to the neighborhood level. In York, the 17403 area, homes with air conditioning sold in a median of 49 days versus 72 days without it. In York's 17404 area, air-conditioned homes sold in 51 days against 70 days without. These are not small towns showing a fluke. This is a structural feature of how buyers are shopping this summer.
Meanwhile, the territory overall isn't uniformly slow or fast. Median days to pending varies enormously by place. In Windsor, the median days to pending ran 104.5 days this period. In Airville, the median days to pending ran just 17 days. One metric, two very different experiences, inside the same buy box.
So what does this mean if you are trying to sell? A house without air conditioning is not doomed, but it is very likely to sit longer and draw a lower number, and pricing and marketing should account for that up front rather than being a surprise six weeks in. If you are buying, a house without central air might be your best source of negotiating room this period, provided you are comfortable with what that absence signals about the work still to be done.
Across the territory as a whole, the median sold price this period was $299,900, and sellers achieved a median 100% of list price on 1,045 sales, with 38.9% selling above asking.
What we'll be watching next: whether the air conditioning gap widens or narrows as the weather turns, and whether the towns posting the longest days to pending, like Windsor, start to close that distance or keep drifting further from the rest of the county.
