York County's lower price range is still moving fast

Here's the one thing to hold onto: Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher payments slow some people down. They haven't stopped this market. The Real Estate Data Aggregator counted 1,112 pending sales across these York County ZIP codes in the three months ending August 31, 2026, against 1,241 new listings. That's a market still in motion.

Only 542 homes were for sale across all these ZIP codes at once, per the Real Estate Data Aggregator. That's a thin shelf. Sellers who price well aren't waiting long.

Where things moved fastest

Mount Wolf stood out. The Real Estate Data Aggregator put the median days on market at 5 days in ZIP 17347, down 5 days from a year before. Nearly half of homes there, 47.6%, sold above list price. Supply dropped to just 0.9 months.

Springettsbury Township area, ZIP 17402, was close behind. The Real Estate Data Aggregator showed a median of 6 days on market, 56.5% of homes sold above list price, and a sale-to-list ratio of 102.7%. Pending sales jumped 22% from the same three months in 2025.

Stewartstown was another quick one. The Real Estate Data Aggregator counted 80% of homes in ZIP 17363 going under contract within two weeks of listing. That's up 30 points from the same period in 2025. Median days on market: 8, down 10 days from a year before.

Real Estate Data Aggregator. Lower is faster. Most ZIP codes in this range sold in under two weeks.

Not every ZIP moved at the same pace. Windsor, ZIP 17366, had a median of 36 days on market, up 27 days from a year before. That's a real difference from its neighbors. The sale-to-list ratio there was 105%, so the homes that DID sell went for strong prices. Fewer listings came to market, down 32.1% from a year before.

Downtown York, ZIP 17401, had the lowest median sale price the Real Estate Data Aggregator recorded here: $159,900, up 8.4% from a year before. Days on market sat at 14. The sale-to-list ratio was 96.9%, meaning buyers there had a little more room to negotiate. Supply ticked up 0.4 months from a year ago, so there's slightly more choice than in the tighter ZIP codes.

What rates above 7% mean here

Realtor.com reported that rates crossed 7% for the first time since January 2025. That's a real cost. A weekly average of 7.32% was reported by Redfin for the four weeks ending October 25, 2026, with a median monthly payment nationally of $2,786. That's not nothing.

But look at what the Real Estate Data Aggregator counted here: 1,128 homes sold across these ZIP codes in just three months. Buyers are still buying. Sellers who priced right didn't sit long. The market hasn't cleared out, it's adjusted.

Nationally, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Most of the ZIP codes here matched or beat that pace. Manchester, ZIP 17345, was up 5.9%. Dover, ZIP 17315, up 5.6%. ZIP 17403 in the York area, up 9.2%.

One ZIP did dip. ZIP 17406 in the York area saw the median sale price fall 8.7% from a year before, to $272,000. At the same time, homes sold there jumped 47.9% and pending sales rose 7%. More volume, lower median. That can mean a different mix of homes sold, not necessarily falling values. Worth knowing if your home is in that ZIP.

In short
  1. Rates above 7% are real.
  2. So are 1,112 pending sales in three months.
  3. Most of these ZIP codes are moving in under two weeks.
  4. A few are slower.
  5. The numbers vary more by street than by county, and that's the part worth knowing for your specific address.

These numbers cover the three months ending August 31, 2026. A single street can read very differently from the ZIP code around it. If you want to know what your block looks like, I'm happy to pull that for you.
