Tight supply is still shaping this market

Here is the number that matters most right now. The Real Estate Data Aggregator counted just 542 homes for sale across this market for the three months ending August 31, 2026. At the same time, it counted 1,112 pending sales. More homes going under contract than there are homes to choose from. That gap is what low supply actually looks like.

Meanwhile, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher borrowing costs usually slow things down. Here, they haven't stopped buyers. They've just made a tight market a little more expensive to enter.

CNBC reported that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income. Back in 2022, that figure was 26%. That is a real shift. It means buyers are stretching further, and sellers still hold most of the cards in a low-supply market.

How each area stacked up

The Real Estate Data Aggregator broke it down ZIP by ZIP for the three months ending August 31, 2026. The numbers tell different stories depending on where you are. Here is a look at median sale price and months of supply across the areas covered.

Speed: most homes are not sitting long

The Real Estate Data Aggregator counted median days on market of just 5 days in Mount Wolf (17347) and 6 days in both Felton (17322) and ZIP 17402. That is fast by any measure. Not every area moved that quickly, though. Windsor (17366) came in at 36 median days, and Glen Rock (17327) at 16. Pricing and condition still matter, even in a thin market.

Above-list sales: buyers are still competing

The Real Estate Data Aggregator showed that in ZIP 17402, homes sold at an average of 102.7% of list price, and 56.5% of homes sold above list. In Stewartstown (17363), 80% of homes went under contract within two weeks of listing, up 30 points from a year before. That is a striking jump. Low supply, when it hits, tends to push buyers to move fast and pay more.

A few spots where supply edged up

Not every ZIP tightened. The Real Estate Data Aggregator showed homes for sale in Red Lion (17356) rose 59.4% from a year before, and months of supply there moved up 0.6 months. Windsor (17366) also added inventory, up 20% year over year. More choices in those areas, though the overall market is still thin.

York City (17401) is worth a separate look. Months of supply there rose to 2.5, the highest of the York City ZIPs in this group, and the average sale-to-list came in at 96.9%. Homes took a median of 14 days to sell, longer than most other areas. Prices are the most affordable in the group, up 8.4% year over year to a median of $159,900, per the Real Estate Data Aggregator. It reads differently from the townships around it.

The national picture adds context

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national signal worth watching. Locally, the Real Estate Data Aggregator shows most ZIPs here are still selling at or above list. The two pictures don't always match.

What this means if you own a home here

Low supply still puts sellers in a strong position in most of these ZIPs. But the details vary a lot. One street can read very differently from the ZIP code around it. Days on market, sale-to-list ratio and months of supply all shift block by block. The market-wide numbers give you the frame. Your address fills in the picture.

In short
  1. The Real Estate Data Aggregator counted 542 homes for sale against 1,112 pending sales for the three months ending August 31, 2026. Rates above 7% are real, but supply is still the bigger force shaping outcomes here.
  2. Most areas are moving fast, selling at or above list, and holding less than two months of inventory.
