This part of York County is still moving fast with very little for sale

Rates just crossed 7% again. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for your monthly payment. But here is what is also true: in several parts of York County, there is still almost nothing to buy. When supply is that thin, homes keep moving, even with higher rates.

These numbers cover the three months ending August 31, 2026. Every figure below comes from the Real Estate Data Aggregator.

Supply is the real story here

Across the 17 ZIP codes the Real Estate Data Aggregator tracked, 1,128 homes sold and only 542 were for sale at any one time. That is a thin cushion. Some individual ZIP codes are even tighter.

Where supply is tightest

ZIP 17402, which covers Springettsbury Township, had just 0.8 months of supply. ZIP 17363 in Stewartstown matched that at 0.8 months. ZIP 17347 in Mount Wolf sat at 0.9 months. Manchester's ZIP 17345 and Seven Valleys' ZIP 17360 each came in at 1.1 months. In a balanced market, you would expect around 4 to 6 months. These numbers are a fraction of that.

Homes are going fast in the tightest spots

In Stewartstown (17363), the Real Estate Data Aggregator counted 80% of homes going under contract within two weeks of listing. That is up 30 points from the same period in 2025. The median was just 8 days on the market, 10 days shorter than a year before. Sellers there averaged 101.1% of their list price.

In Springettsbury Township (17402), the Real Estate Data Aggregator found 56.5% of homes sold above list price, up 10.1 points from a year ago. Sellers averaged 102.7% of list. Median days on market: 6.

Mount Wolf (17347) had a median of just 5 days on the market, 5 days shorter than the year before. Nearly half of homes there, 47.6%, sold above list price.

Real Estate Data Aggregator, three months ending August 31, 2026. New Park and Airville had very few sales, so treat those figures with caution.

Not every ZIP code looks the same

Windsor (17366) is a good reminder that this market is not uniform. The Real Estate Data Aggregator counted 36 days on the market there, 27 days longer than a year before, and only 15 homes sold. Supply ticked up to 2.5 months. Homes still averaged 105% of list price, but fewer buyers showed up. That is a very different picture from Stewartstown, just a few ZIP codes away.

York City (17401) also reads differently. The Real Estate Data Aggregator put supply at 2.5 months, up from a year ago. Sellers averaged only 96.9% of list price. Homes sat 14 days on the market. Prices are lower here than in the townships around it, and the pace reflects that.

What rates above 7% mean for you

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national picture. Here in York County, price cuts are less common where supply is under 1 month. Tight inventory tends to keep sellers in the driver's seat, even when rates rise.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. CNBC noted that a monthly payment on a median-priced home now takes up about 33% of a median family's income, up from 26% in 2022. Affordability is genuinely tighter. That is honest. But in the ZIP codes above, buyers are still competing.

In short
  1. Rates above 7% are real, and they affect what you can afford.
  2. But the Real Estate Data Aggregator shows 0.8 to 1.1 months of supply in places like Springettsbury Township, Stewartstown and Manchester.
  3. In those ZIP codes, homes are still moving in days, not weeks.
  4. One street can read very differently from the ZIP code around it, though.
  5. If you want to know how your specific address fits into this picture, I can show you.
