This part of the market is still moving fast with very little supply
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That's the headline everyone sees. Here's what actually happened in this market at the same time.
The Real Estate Data Aggregator counted 1,128 homes sold and 1,112 pending sales across this market in the three months ending August 31, 2026. Those are big numbers. They tell you buyers are still writing offers and sellers are still closing deals, even with rates where they are.
Look at that inventory number. Only 542 homes for sale against 1,128 that already sold. Supply is TIGHT. When more homes sell in a quarter than are sitting available, buyers are competing for what's there.
Speed: most homes are not sitting long
Across most ZIP codes here, the Real Estate Data Aggregator shows median days on market in the single digits. That's not a typo. Let's look at a few that stand out.
ZIP 17363 dropped to 8 days, which was 10 days shorter than the same period a year ago, per the Real Estate Data Aggregator. ZIP 17315 came in at 7 days, a full 7 days shorter than a year before. Not every ZIP moved that fast, though.
ZIP 17366 sat at 36 days median, which was 27 days longer than a year ago. ZIP 17360 came in at 24 days, up 11 days from last year. Those two are worth watching if you're in that area. The Real Estate Data Aggregator counted those numbers directly.
Prices: most ZIP codes are still moving up
Most of the median sale prices here rose year over year, according to the Real Estate Data Aggregator. A couple dipped. Here's the full picture.
ZIP 17347 had the sharpest price gain: up 22% year over year, per the Real Estate Data Aggregator. ZIP 17327 was the one that dipped, down 13.3%. Sales volume there jumped 76.5%, so more homes moved at a wider range of prices. That can pull the median down even when the market is active.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Most ZIP codes here beat that number.
Are buyers paying over asking?
In most of these ZIP codes, yes. The Real Estate Data Aggregator shows sale-to-list ratios at or above 100% in the majority of areas. That means sellers are getting their price, and then some.
Not every ZIP is above the line. ZIP 17327 came in at 97.5% and ZIP 17401 at 96.9%, per the Real Estate Data Aggregator. Sellers in those areas are giving a little back. That's worth knowing before you pick a number.
How fast are homes going under contract?
The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. In most ZIP codes here, it's well above half.
ZIP 17363's jump of 30 points year over year is the biggest move in this market. ZIP 17408 was up 8 points. On the other side, ZIP 17401 came in at 44.7%, down 13.8 points from a year ago. The Real Estate Data Aggregator counted all of these directly.
Supply: still very thin
Months of supply tells you how long current inventory would last if no new homes came to market. Below 3 months is generally considered a seller's market. Most ZIP codes here are well below that.
ZIP 17302 was the exception at 3.1 months of supply, per the Real Estate Data Aggregator. That ZIP also had only 4 homes sold in the period, so the sample is small. ZIP 17401 came in at 2.5 months, and ZIP 17366 at 2.5 months as well. Those three are the loosest spots in this market.
What the national picture means here
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That's a real signal in many markets across the country.
Here, most ZIP codes are still seeing homes sell at or above list price. That doesn't mean pricing carelessly works. It means a well-priced home in this market still moves quickly. An overpriced one will sit, and the data from ZIP 17366 and ZIP 17360 shows that.
CNBC reported that Fannie Mae forecasts a 30-year fixed rate at 7.5% for all of 2027. If that holds, buyers will keep doing the math carefully. Sellers who price to the real market will still find them.
- Rates are above 7%, per Realtor.com.
- The Real Estate Data Aggregator still counted 1,128 homes sold and 1,112 pending in this market in the three months ending August 31, 2026. Supply sits at just 542 homes.
- Most ZIP codes are selling in under two weeks and at or above list price.
- A few spots are softer.
- Your street may read differently from the ZIP code around it.
Every ZIP code here tells a slightly different story. And within a ZIP code, one street can read differently from the numbers above. That's where a conversation helps.
