This part of the market is still moving fast despite higher mortgage rates

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That kind of headline makes buyers nervous. But the numbers from this market tell a different story in a lot of ZIP codes.

The Real Estate Data Aggregator counted 1,128 homes sold across these York County ZIP codes in the three months ending August 31, 2026. That is a real volume of activity. And in the tightest corners of this market, buyers are still competing hard.

The tightest ZIP codes right now

Two ZIP codes are running at just 0.8 months of supply, according to the Real Estate Data Aggregator. That is about as tight as it gets. When supply is that low, prepared buyers and well-priced homes have the best shot.

Real Estate Data Aggregator, three months ending August 31, 2026. Both ZIP codes had 0.8 months of supply. In 17402, more than half of homes sold above list. In 17363, 4 in 5 homes went under contract within two weeks.

In ZIP 17402, the Real Estate Data Aggregator counted 56.5% of homes selling above list price. That is the highest share of any ZIP code tracked here. The sale-to-list ratio came in at 102.7%, also the highest in this group. Buyers there are not just meeting the ask. They are beating it.

ZIP 17363 had the fastest contract pace of any ZIP code tracked. The Real Estate Data Aggregator found that 80% of homes there went under contract within two weeks. That is up 30 points from the same period a year before. Sellers there are not waiting long.

Rates are up. Why is this market still moving?

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Nationally, the median asking price fell 0.3% year over year, the first decline since March. That is the national picture.

Here, the story is different in most ZIP codes. Supply is low. New listings in the three months ending August 31, 2026 totaled 1,241 across all ZIP codes tracked, according to the Real Estate Data Aggregator. But 1,128 homes sold in the same window. The math is tight.

Realtor.com also reported the typical homebuyer's monthly payment reached $2,777, among the highest levels on record. That matters. Buyers in this market feel that too. But low supply is keeping competition real in most ZIP codes.

Where prices moved

Most ZIP codes saw prices rise year over year. ZIP 17347 was up 22%, per the Real Estate Data Aggregator. ZIP 17366 was up 12.5%. A few went the other way. ZIP 17406 dipped 8.7% and ZIP 17327 dipped 13.3%. Not every corner moved in the same direction.

Speed: how fast are homes going?

ZIP 17347 had the fastest pace at 5 days median, down 5 days from last year. ZIP 17366 was the slowest at 36 days, up 27 days from the same period in 2025. That is a wide range. It shows that even within this market, one ZIP code can feel very different from the next.

Where buyers are still competing

In ZIP 17406, exactly half of homes sold above list, per the Real Estate Data Aggregator. That is a ZIP with 108 homes sold in the period, so that is not a small sample. Buyers there are competing, even with rates above 7%.

ZIP 17401, which covers part of downtown York, told a different story. The Real Estate Data Aggregator found 22.5% of homes there sold above list, down 19.5 points from a year before. The sale-to-list ratio was 96.9%. Sellers there are more likely to accept less than asking. That is worth knowing if you own or are buying in that area.

What this means if you're buying

Rates above 7% are real. Realtor.com put it plainly. Your monthly payment is higher than it was two years ago. But in ZIP codes like 17402, 17363 and 17347, supply is under one month. You do not have the luxury of waiting around.

Get pre-approved before you look. Know your ceiling. And know which ZIP code you are in, because the pace in 17347 at 5 days is not the same as 17366 at 36 days. Your strategy should match your ZIP.

What this means if you're selling

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Locally, most ZIP codes beat that. But not all. ZIP 17406 was down 8.7% in median price even as sales volume jumped 47.9%. More homes sold at lower prices. Prep and pricing still matter a lot.

In the tightest ZIP codes, clean, well-priced homes are still getting multiple offers. The Real Estate Data Aggregator showed ZIP 17315 had its above-list share jump 18.5 points in a year. That kind of shift does not happen without sellers doing the work.

In short
  1. Rates are above 7% and the national market is softer.
  2. But the Real Estate Data Aggregator counted 1,128 homes sold here in just three months.
  3. Supply is tight in most ZIP codes.
  4. The market is not one thing.
  5. It is 17 ZIP codes, each with its own pace.
  6. One street can read very differently from the whole ZIP.
  7. That is where a local read matters most.
