This part of the market is still moving fast despite higher rates

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That's real, and buyers are feeling it. But here's the thing: not every part of this market slowed down.

The Real Estate Data Aggregator counted 1,123 homes sold across this market in the three months ending July 31, 2026. That's a lot of activity. And some ZIP codes were moving faster than others.

ZIP 17402: the tightest spot in the market

ZIP 17402, in the Springettsbury Township area, stood out from everything else. The Real Estate Data Aggregator counted just 1 month of supply there. Homes were going fast, and buyers were competing hard.

More than half of homes in ZIP 17402 sold above list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 102.3%. Sellers were getting MORE than they asked. That doesn't happen in a slow market.

The Real Estate Data Aggregator also counted 66.4% of homes there going under contract within two weeks of listing. Two out of three homes, gone in a couple of weeks.

ZIP 17347 was right there with it

ZIP 17347 also had just 0.7 months of supply, according to the Real Estate Data Aggregator. That's even tighter. Median days on market: 6. Nearly 7 in 10 homes went under contract within two weeks.

Not every ZIP looked the same

That's the honest part. Some areas moved slower. ZIP 17401, which covers downtown York, had a median of 19 days on market. The Real Estate Data Aggregator showed supply rising there, and the sale-to-list ratio dipped to 96.5%. Prices slipped a little too.

ZIP 17366 took 27 median days to sell, according to the Real Estate Data Aggregator. That's a different story from ZIP 17402 entirely.

What higher rates actually mean here

Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July 2026. So nationally, things are cooling a little.

But look at ZIP 17402 locally. The Real Estate Data Aggregator counted 142 homes sold there, up 46.4% from the same three months a year before. Pending sales were up 16.5%. Buyers didn't stop. They adjusted and kept going.
