This part of the market is still moving fast despite 7% mortgage rates
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real, and it matters. But here is what else is real: the Real Estate Data Aggregator counted 1,123 homes sold across this market in the three months ending July 31, 2026. Pending sales came in at 1,142. The market is still moving.
Now here is the number that really caught my eye. The Real Estate Data Aggregator showed ZIP 17347 with just 0.7 months of supply in the three months ending July 31, 2026. That is about as thin as inventory gets. And 69.6% of homes there went under contract within two weeks of listing. Rates above 7% did not slow that down.
Speed, ZIP by ZIP
Not every ZIP moved at the same pace. That is worth knowing before you price or make an offer. Here is how the share of homes going under contract within two weeks looked across the market, per the Real Estate Data Aggregator for the three months ending July 31, 2026.
Where sellers got above list price
Above-list sales are one of the clearest signs of buyer competition. The Real Estate Data Aggregator showed ZIP 17402 at 53.5% of homes selling above list, and ZIP 17360 at 54.6%, in the three months ending July 31, 2026. Even with rates where they are, buyers in those ZIPs were still competing.
Not every ZIP told the same story
I want to be honest here. ZIP 17401 had a median of 19 days on market, per the Real Estate Data Aggregator. That is 13 days longer than the same period last year. The sale-to-list ratio there came in at 96.5%, meaning sellers were giving up ground on price. ZIP 17366 averaged 27 days on market, up 16 days from a year before. Some ZIPs are tighter. Some are softer. That gap is the whole story.
What the national picture adds
Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Nationally, Realtor.com counted over 1.16 million active listings. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Nationally, there is more softness than you see in the tightest ZIPs here. That contrast matters if you are pricing.
What this means if you are buying
Speed still matters in ZIPs like 17347, 17363 and 17402. The Real Estate Data Aggregator showed those at under one month of supply. If you wait, you may be waiting on a home that is already gone. That said, ZIPs with more days on market give you a little more room to breathe and negotiate.
What this means if you are selling
Well-priced homes are still getting strong attention in most of these ZIPs. The Real Estate Data Aggregator showed ZIP 17345 averaging 102.4% of list price in the three months ending July 31, 2026. ZIP 17366 averaged 104.7%. But ZIP 17401 came in at 96.5%. Price it right and buyers show up. Price it wrong and they move on. That is the lesson right now.
| ZIP 17347 (0.7 mo. supply) | ZIP 17401 (2 mo. supply) | |
|---|---|---|
| Months of supply | 0.7 | 2 |
| Median days on market | 6 | 19 |
| Under contract within 2 weeks | 69.6% | 47.4% |
| Sale-to-list ratio | 100.4% | 96.5% |
| Sold above list price | 45.5% | 22.2% |
- Rates above 7% are real, per Realtor.com.
- But the Real Estate Data Aggregator counted 1,123 homes sold and 1,142 pending in this market in just three months.
- In the tightest ZIPs, nearly 7 in 10 homes went under contract within two weeks.
- One street can read very differently from the whole ZIP code.
