Springettsbury stayed very tight in late summer
Here is the number that changes what you should do right now. Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. But the Real Estate Data Aggregator counted just 0.8 months of supply in ZIP 17402, which covers much of Springettsbury Township, in the three months ending August 31, 2026. Those two facts are pulling in opposite directions. Nationally, sellers are blinking. Here, they mostly don't have to.
Supply that thin means buyers are still competing. The Real Estate Data Aggregator found that 56.5% of homes in ZIP 17402 sold above list price in the same period. That is up 10.1 points from a year before. The average sale came in at 102.7% of list price, unchanged from 2025. Pricing right still matters, because buyers are watching value closely. But sellers who price well are still getting rewarded.
Speed is still the story in this ZIP code
The Real Estate Data Aggregator counted 138 homes sold in ZIP 17402 in the three months ending August 31, 2026. That is up 25.5% from the same months of 2025. Pending sales rose 22% over the same stretch. And 63.3% of homes went under contract within two weeks of listing. Buyers who waited or came in with soft terms likely lost out. That has not changed much from last year.
What the national picture means for you here
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That is real. It squeezes buyers' budgets and slows decisions. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. CNBC reported that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income, up from 26% in 2022. Buyers here are feeling that. It is part of why clean offers and quick decisions still matter in a tight market like this one.
Not every corner of this market reads the same
ZIP 17366 in Windsor tells a different story. The Real Estate Data Aggregator showed a median of 36 days on market there, 27 days longer than a year before, and 2.5 months of supply. Homes still sold above list price at a 105% average, but only 15 sold in the period. Small sample sizes can move numbers fast. ZIP 17401, which covers part of York City, showed 2.5 months of supply and homes averaging 96.9% of list price. That is the least expensive part of the market, and it behaves differently.
| 17402 (Springettsbury area) | 17403 (York) | 17401 (York City) | |
|---|---|---|---|
| Median sale price | $335,000 | $287,000 | $159,900 |
| Months of supply | 0.8 | 1.8 | 2.5 |
| Median days on market | 6 | 11 | 14 |
| Sold above list price | 56.5% | 42.1% | 22.5% |
The Real Estate Data Aggregator counted 1,128 homes sold across all 17 ZIP codes in this market in the three months ending August 31, 2026, with 542 homes for sale and 1,112 pending sales. That is a market still moving. But the numbers inside each ZIP code vary enough that one street can read very differently from the whole area.
- Nationally, price cuts are at a four-year high.
- In Springettsbury Township's ZIP 17402, supply sat at 0.8 months and more than half of homes sold above list price.
- Buyers still need clean terms and quick decisions here.
- Sellers still need to price right, because buyers are paying attention to value.
- One ZIP code over, the story can change.
