CNBC reported that the U.S. median sale price fell 0.1% year over year in October. That is worth knowing. But it is not the story here.

The Real Estate Data Aggregator counted 1,128 homes sold across this part of York County in the three months ending August 31, 2026. That is a lot of activity. And inventory stayed thin: only 542 homes for sale at the same time.

ZIP 17402: the tightest spot in this market

ZIP 17402, which covers Springettsbury Township and the York Suburban school district area, stood out from every other ZIP here. The Real Estate Data Aggregator put the median sale price at $335,000, with only 0.8 months of supply. That is razor thin.

More telling: 56.5% of homes there sold above list price. That is more than half. Sellers averaged 102.7% of their asking price. And the median home went under contract in 6 days.

That 56.5% above-list share was up 10.1 points from the same period a year before, according to the Real Estate Data Aggregator. Buyers competing here are not blinking.

How the other ZIPs compared

Not every ZIP moved this fast. Here is how median sale prices and days on market lined up across the area, per the Real Estate Data Aggregator, for the three months ending August 31, 2026.

A few places moved slower

Windsor (ZIP 17366) is worth a separate look. The Real Estate Data Aggregator counted a median of 36 days on market there, 27 days longer than the same period a year before. Months of supply rose to 2.5. Only 15 homes sold.

ZIP 17401, which covers part of downtown York, also moved more slowly. The Real Estate Data Aggregator put median days on market at 14, and the sale-to-list ratio at 96.9%. Sellers there averaged less than their asking price. That is a different conversation than 17402.

Stewartstown had a standout speed number

ZIP 17363, Stewartstown, showed something worth noting. The Real Estate Data Aggregator found that 80% of homes there went under contract within two weeks of listing. That share was up 30 points from a year before. Months of supply sat at just 0.8.

What the national picture adds

Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. The weekly average hit 7.32%, per a report covering the four weeks ending October 25, 2026. That matters for buyers figuring out what they can afford.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, they were up 0.3% in August, seasonally adjusted. So nationally, prices kept moving up even as the pace slowed.

Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is a national number. This part of York County did not show that pattern in the three months ending August 31, 2026.

What this means for you

If you are selling in the Springettsbury Township area or nearby, buyers are still competing. Prep and pricing still matter. A well-priced home in 17402 averaged 102.7% of list, per the Real Estate Data Aggregator. That does not happen by accident.

If you are buying here, expect fast decisions. The Real Estate Data Aggregator shows most ZIPs in this market had homes going under contract in under two weeks. Fewer second chances is not a phrase I use lightly. It is just what the numbers say.

One thing I will always tell you: the ZIP code is the starting point, not the finish line. One street can read very differently from the whole ZIP. If you want to know what your specific address looks like right now, I am happy to pull that for you.

In short
  1. The national median dipped 0.1% in October, per CNBC.
  2. This part of York County told a different story in the three months ending August 31, 2026: 1,128 homes sold, only 542 for sale, and ZIP 17402 with 56.5% of homes selling above list in 6 days.
  3. Pricing and prep still matter here.
  4. Buyers still need to move.
